How We Protect Your Anne Arundel County Property: Part 3 Routine Inspections
At Chesapeake Property Management we know how important it is to have systems in place to protect and preserve your Anne Arundel County rental property. That is why we have a number of systems in place to ensure tenants are taking care of your home during the lease term, like our Routine Inspection. These regular inspections of the property occur every 6 months and can protect your home, ensure tenant accountability, and save you money. In addition, we are often able to be proactive and make recommendations for improvement that may increase the value of your home.
During the inspection, we are looking for a number of items. We always verify that regular maintenance items regarding the upkeep of the home are being completed. This includes checking that the HVAC filter is clean and intake vents are dusted. Prior to the tenant moving into the property, we demonstrate how to change the HVAC filter during the NewTenant Walk Through Orientation. The routine inspection is our time to verify this is being done correctly. If items are not being handled properly, we work with the tenants to get them back on track.
Saving Money on Repairs
We are also looking for obvious signs of leaks throughout the property. We check under every sink and scan the ceilings throughout, including the interior of closets for any undetected water damage and/or leaks. Finding these repairs early can minimize the damage caused if the issue went unnoticed.
Improving the Condition of the Home
While we are at the property, we also look for any proactive items that could be completed in the near future. For example, a power-washing of the exterior of the home, landscape clean-up, or a deck staining in the spring. Many landlords plan on moving back to the property and we want to make sure the home is returned to them in great condition. Even if the landlord isn’t planning on moving back, we want the property to reflect our high standard of care. By noting these items during the lease term our landlords can budget for these improvements to help maintain and/or improve their property’s condition.
The landlord will receive a follow-up report from their property manager which includes pictures of any issue that was found during the inspection and a summary of the action plan concerning any repairs. By completing the routine inspection every 6 months we strive to complete any repairs quickly and effectively, handle tenant issues prior to the end of the lease term, and keep the home in great condition. We have found this inspection relieves a lot of concerns that most landlords have regarding the upkeep of their property.
