Why Documenting the Property is Important
By completing a thorough documentation of the home, we create a baseline to reference at the start of the lease, during the lease term, and at the time of tenant move out. We have found the more detailed the documentation, the better we can preserve the value of the home. That is why we utilize photos, notes, and videos in order to document the home.What Does the Report Entail?
Our Documentation Report is more than a one-page checklist. We go through each room of the property and take photos of any imperfection, like minor scuffs and scratches. Each photo taken has a corresponding note describing the location within the property. One of our recent documentations was about 62 pages in length and included 46 pictures! This attention to detail during this process helps us hold the tenant accountable for any damage done beyond normal wear and tear at the end of the lease term.But wait, there’s more. The Documentation Report also includes a video! The video documentation shows both the exterior and interior of the home, every room, under every sink, and in every cabinet. The video documentation provides us with an overall view of the condition of the property prior to the lease term beginning.
