Rental Properties Are Usually Occupied
Our rental properties are usually occupied; they are not model homes. These occupants are either paying residents or the owners themselves. They are paying their rent, living with their families and trust us to keep them safe and inconvenience them as little as possible so that they can lead a normal daily life.
It's Critical To Qualify Prospective Residents Up Front
By qualifying all prospective residents up front, we can minimize inconvenience to our occupants, make sure everyone is safe, and make sure everyone has realistic expectations. In addition, IF you choose to rent a Chesapeake Property Management property, rest assured that when you are a resident, we will protect you too. Isn't it comforting to know that when you are a paying resident in one of our properties, that we will qualify prospects before we take them in? Isn't that what you want for your family?

Yes, I know that other agents and brokers do things differently. Each broker can choose to operate their business the way he or she sees fit. Our properties are multiple listed so chances are that, if you call around enough, you can find an agent to take you in without qualifying you. But, at some point, if you are interested in our homes, you are going to have to complete the application. Why not do it now before you take off your valuable time from work only to find out that we cannot meet your time frame, or accommodate your pets, or your credit scores don't meet the standard?
Pre-Qualification of Prospective Residents For The Safety of All Parties
I have fielded many questions on this topic this week. We have to treat everyone the same - either we pre-qualify everyone or we pre-qualify no one. We cannot pick and choose based on our discretion. So we choose, for the safety of all parties, to pre-qualify everyone. I hope this clears up some of the confusion. We do not do this to cause you inconvenience; we actually do it to save you time and aggravation and to protect all of us.
